In the last 12 years, the Socialist Party of Xàbia has not managed to obtain a single social housing unit. For this government, social housing is a firm commitment, and for this reason all possible avenues are being explored to respond to this need.
The first option, which is already well advanced, is the transfer of three plots to the Ministry for the construction of public housing, the tendering process for which is already underway and will soon become a reality. The problem is that this progress is imminent, and that bothers the PSOE, which only wants the government not to achieve something that they could not.

On the other hand, the second formula that has been worked on is the modification of the statutes of AMJASA, with the aim of turning it into an agile municipal management tool for the management of public housing. Xàbia needs public housing both in the form of purchase and rental to meet all the needs of its residents, and this government is willing to work on all available avenues to respond to the serious problem of access to housing in the municipality.

The PSOE, however, continues to look at its navel and prioritize its own benefit instead of the general interest and the real problems of Xàbia. A clear example is its attitude towards the change of statutes of AMJASA: both last year and this year, they have tried to block this measure by demanding concessions in exchange, such as the increase in the number of directors in the public company or the reversion of land to municipal ownership to delay the construction of social housing. Their position shows that their only interest is to put obstacles and condition any progress to their own political benefit, without thinking about the residents of Xàbia.

It is important to emphasise that all the accusations by the PSOE about alleged urban speculation or the defence of the interests of construction companies are completely false. The entire process is regulated and supervised by law, guaranteeing that the houses are built with total transparency and contribute to solving the serious problem of access to housing in Xàbia.

It should be noted that all other parties, including Compromís, which is also in opposition, have supported the modification of the AMJASA statutes in the commission held today, considering it a beneficial measure for the residents of the municipality. This shows that the PSOE has been left alone in its attempt to block a necessary and urgent project for Xàbia.

The governing team will continue working to improve the quality of life of the residents of Xàbia, with transparency and good management, always putting the benefit of the municipality first.

    It is very stupid to pretend that anyone believes that it is better to sell houses with mortgages of more than 260K than affordable rents. Who are they trying to fool?

    The numbers don't add up anywhere. They won't give you the mortgage because you don't fit the profile (if you did you wouldn't need protected housing), you can't get into debt for 240K + 10% + buy a couple of chairs. You don't have the initial savings that are needed. And no, you can't pay the installment. Do you know why? Because if you lose your job and can no longer pay, you can also leave the house. Here, if you lose your initial situation, YOU EAT the mortgage for the next 40 years.

    And what do we do with those over 35? Do we evict them? Aren't there families of that age who could benefit from social housing?

    Another thing: renting offers a possibility of tenant rotation that selling does not. It is a business for developers, not for people.

    If you need help renting... HOW THE HELL ARE YOU GOING TO BUY A 240K HOUSE? It's a scam to benefit the developers. We'll have to see who gets it and at what price.

    Look, Jose Luis, they're not going to give you the mortgage. It's 240K + 10%: 264K + other expenses: 275K.

    To get it, you have to have more than 40K saved and have to pay a monthly payment of around 900 euros.

    The "social" logic of the PP.

      It's not 10%, if you are under 35 years old, depending on the price as well, it's 8 or 6%.
      To add other discounts for protection.
      To pay €1000 in rent, you have to pay €900 on a fixed mortgage (which €900 depends on the years and the bank).
      If you do the math, the numbers work out.

    Many of the comments are complaining for the sake of complaining, they want everything without doing anything.

    The sale price will be lower than if it were a private project, in addition to various aids.

    This is not about giving away houses, but helping people get them. The price is right.

    As far as I know, the PSOE did nothing. Of course, since it did nothing, it cannot be criticized for anything.

    People always criticize those who try to help by doing at least something, while those who criticize certainly have done nothing at all to help.

    It's a disgrace that they're going to sell "protected" houses. A normal family CANNOT. A young person CANNOT. The mortgage will be almost 300K. Are we crazy? And they're going to sell plots of more than 1M for 288K. It's a fucking PP scam.

    I am not a PP voter, that's for sure, and I have to say that I was very disappointed by the "socialists"; not even a single social housing unit.
    Gentlemen, not everything that glitters is gold in Jávea; there are many people with salaries of €1.100 who cannot afford to pay rent. Housing needs to be built and so much tourist housing needs to be stopped, which only drives up prices. Houses for people to live in, and only then, for doing business.

      Yes, we must be careful and distinguish well: what suits Jávea, what suits the "businessmen" of Jávea, what suits the most vulnerable and needy of Jávea, what suits the socialist opposition, and what suits Chulvi, and only him.

    The local PP ignores the most important thing in its writing (it is not of interest). They ignore that with its plan social housing would cost €2.400 per square metre, which for a 100 square metre flat would mean an outlay of €240 plus expenses.
    Affordable housing? Is this a joke, Mrs. Cardona?
    The price of the land (given away) will be affordable for the developer.

    I don't care about either of them, but the fact that "affordable" housing is for sale instead of for rent and costs the fortune it will cost... is enough to force them out of the City Hall for being shameless.
